Energy Efficient Commercial Unit Renovation
Gleesons Market Deli & Hotel Accomodation
This building project commenced in June 2007 and entailed the extensive renovatation of an existing 100 year old two storey 219m2 terraced commercial building on Market Square, Roscommon Town for Gleeson’s Townhouse & Restaurant. The building was converted into a ground floor Deli and four hotel rooms on the first floor. The main objective was to optimise the environmental and energy efficienct aspects of the building, thus resulting in a significant reduction energy usage and CO2 emissions and the overall running costs of the renovated building.

Energy Matters surveyed the building and developed an all encompassing energy efficient specification for the building. Apart from the high performing building fabric, heating and ventilation systems and controls, a solar hot water array was installed. Energy Matters secured 30% grant funding for the system on behalf of the client. The project was also submitted for SEI’s Energy Awards. The building was benchmarked against industry standards and produced a 57% reduction in energy usage over the original building result. It is also better than the “Good Practice” industry benchmarks with a 61% reduction in annual energy costs.

Testimonial from Eamonn Gleeson, Proprietor, Gleesons Townhouse & Restaurant:
“We contracted Energy Matters in August 2007 to carry out a survey on minimizing energy costs when we were renovating our new deli with accommodation at Market Square, Roscommon. The building we were renovating dated from the 19th Century. We found Energy Matters to be thoroughly professional and competent in identifying and costing our requirements, in negotiating and organizing the contractors and supervising the insulation and follow up . Energy Matters staff always arrived at the appointed time and were available at all times for queries, questions etc. They visited the site on numerous occasions during the installation of the insulation and the solar heating system. Energy Matters obviously has a very good relationship with the contractors as any queries we raised were resolved immediately. They applied for the grant from SEI and monitored progress until we received the grant into our bank account. Since insulation, we have found the building very, very easy to heat and the solar panels have even during the winter raised the temperature of the water so that it took very little to bring it up to 60º Celsius. I would have no hesitation in recommending Energy Matters as Energy Consultants for any building project. Please feel free to contact me on eamonn@gleesonstownhouse.com if you wish to come and visit the building.”

Energy Audit of Commercial Unit
Ernst & Young Galway Offices
Energy Matters conducted a detailed site survey and audit of Ernst & Young Offices at Dockgate, Dock Road, Galway, Ireland in April 2007. A detailed analysis of existing energy usage by Ernst & Young Galway and energy usage benchmarking against existing standards, was conducted. A detailed report outlining an energy program and targets for the building was supplied to Ernst & Young, Galway.
Testimonial from Eamonn Shevlin, Administration Manager, Ernst & Young, Galway:
"We wish to thank you and your colleagues in Energy Matters for the effort you gave to compiling the survey you carried out on our premises in the recent past. We wish to congratulate you on the clear outlines contained in the guidelines you gave us in the report, regarding ways on how to reduce our Carbon Footprint. We have (since then) engaged the services of a contractor to carry out the recommendations you made. The easy to follow, energy bench marking survey showed the benefits likely to accrue to society, with the cost savings to ourselves, by introducing zero and low cost energy efficient measures. I felt it was very easy to do business with you and I have recommended your services to others."

New Build Energy Efficient Residential Development:
55 units Apartment Development - Sandyford Road, Dublin
.jpg)
In February 2007, Energy Matters developed an energy efficient specification for the apartment complex at Sandyford Road, Dublin, and provided on site support during the build program. The development included high levels of insulation and airtightness in all units and the complex is heated by a highly efficient district heating system. Energy Matters also applied for funding under Sustainable Energy Ireland’s House of Tomorrow RD&D program on behalf of the client. The development in now fully complete and the final airtightness testing is being conducted as part of the building energy rating process for the apartments. Many of the apartments in the development are achieving the A3 BER standard.
New Build Energy Efficient Non Domestic Development:
Sisters of Mercy, Ballyloughan, Galway - Ireland's First A-rated non-domestic building

In May 2007, Energy Matters developed an energy efficient specification for the convent complex for the Sister of Mercy at Ballyloughan Road, Galway. The project involved developing a specification for the building that delivered optimum building energy ratings for the 41 self-contained apartments in the complex and also for the large communal or non-domestic area of the complex. The energy efficient specification included detailed feasibility assessment of the proposed options and compliance with the new 2007 Part L building regulation for the domestic units.
The development features a centralised district heating system, high efficiency district heating system and a centralised solar system that contributes to both the space and water heating. Energy are supporting the construction contractor on site during the build and plan extensive airtightness testing, including a whole building airtightness test. On the 20th of April 2009, the building was officially certified as the first A-rated Non-domestic Building in Ireland. The building will be completed in December 2009.
Non-Domestic Air Permeability Testing and BER Certification
Galway County Council Office in Tuam, Co. Galway
Energy Matters performed a whole building depressurisation test on the new Galway County Council Offices at Tuam, using our Retrotec 3-fan system.

Once the testing was complete Energy Matters generated a final non-domestic BER certificate for the building and utilised the result from the air permeability test as part of the NEAP calculation.
